RENTAL DESCRIPTION

Private garden of 400 square meters, with court and lawn with private entrance including 1 garden furniture with parasol, 1 barbecue, 1 seesaw, 2 bikes, 1 kayak.

Private patio with 2 beach chairs, 1 parasol, 1 garden furniture, 1 outdoor sink and 1 clothesline, 1 hopscotch on the ground.

House 70 sq.m. for 4 persons, south and southwest with views on the Aber Benoît.
Ground floor:
-- 1 kitchen / living room with 1 table, 6 chairs, 2 sinks, 1 gas stove with oven, 1 refrigerator with freezer, 1 washing machine.
-- 1 salon with 1 bed (width :110cm), 1 sofa, 2 chairs, 1 table with TV and DVD/Dvix player, 1 desk with chair.
-- 1 bathroom with 1 sink, 1 italian shower, 1 toilet, 1 hot water tank Electric 200 liters.
First floor:
-- 1 bedroom : 1 bed (180cm), bedside, 1 desk, 2 chairs, 1 closet.
-- 1 bedroom : 2 beds (90 and 140cm), 2 bedsides, 2 desks, 2 chairs, 1 closet.

Comments:
Beds are doing, with quilts, pillows and boutis.
White goods (toilette) are in location.
One animal is allowed only on the ground floor, 1 dog or 1 cat,
(With vaccination up to date).
The first floor of the house is strictly prohibited to animals.
Dogs of Categories 1 and 2 are not allowed.

Your contract "main house" provides for the extension "holiday, holiday rental."

The tenant is required to ensure the rent.
The animal must be docile, you will be asked for vaccination papers.
The tenant must behave in "a good father" way.

GENERAL TERMS OF RENTAL
This agreement was prepared in French and translated into English. If the translation differs, the parties agree that the French version will prevail.

The owner will provide housing in conformity with the description of it and maintain in a state of service.
A premises inventory and furniture inventory and miscellaneous equipment will be made at the beginning and the end of his stay both by landlord and tenant.

Article 1 - Deposit
At the moment of arrival, in addition to the rent, a deposit of 300euros, by separate check, will be requested.
This deposit will be returned before leaving or within a period of 2 months. However, a surplus will be demanded if the damage excess amount of the bond, upon written evidence.
This security deposit should not be considered by the tenant, as a participation in the payment of rent. This is in the event of damage by the tenant.

Article 2 - Payment
The reservation will be effective once the tenant has returned two copies of this contract together and bank payment by the date indicated.

Article 3 - Arrival of tenant
Tenant must arrive day and time mentioned in the contract.
In case of late arrival or deferred, the tenant must notify the owner or his representative.
If a delay of more than two days compared to the arrival date were not to be reported by the tenant, this contract would become void and the owner could be in his right to rent the dwelling while retaining the possibility of turn against the tenant requesting the balance of the rent in addition to the deposit retained.

Article 4 - Payment of supplements
At the end of stay tenant must pay to the landlord expenses not included in the rental price. Amount is based on count mentioned in the contract. A documentary evidence is provided by the owner.

Article 5 - Number of tenants
If number of tenant exceeds the capacity specified in the contract and without prior agreement, the owner reserves the right to reject additional locations or to end the contract or receive a 20% increase of the rental price per person added.

Article 6 - Premises Inventory
Upon your arrival, a premises inventory is formalized by written including all items missing or damages, as well as the condition of equipment and the meter-reading.
The cleaning of the premises is assigned to the tenant during the rent period and before his departure.

Article 7 - Insurance
Tenant must verify being insured against risks which he is alleged to be responsible (fire, water damage), either by the contract of his principal residence if it contains an extension "holiday" (it will be careful to check with the insurer the extent and amount of the guarantee), or by a specific contract.
The purchase by the owner does not relieve the tenant to secure by his own insurance.

Article 8 - Use
The tenant has an obligation to live in the house, personally, "as a good-father" and look after it.
The tenant commits himself to peaceful use of the rental and use according to the destination locations.
The tenant agrees to give back rental when leaving, as clean as he has found it when he arrived.
The rent will not, under any circumstances, be granted to third person, natural person or body corporate, even partially, unless otherwise agreed in writing by the owner.
A violation of this clause will be likely to result in immediate termination of the rent.

Article 9 - Length of Stay
The tenant, signatory of this contract for a fixed term, couldn't remain after the end of the stay.
If the stay is cut short, the rental price remains with the owner. There is no payback.

Article 10 - Animals
This contract specify that the tenant can stay in the company of one pet.
The dogs of Categories 1 and 2 are not allowed.
The first floor of the house is forbidden to all animals in order to preserve the comfort of future tenants.
In case of this clause not to be respected by the tenant, the landlord may terminate the stay immediately and no payback will be made.

Article 11 - Cancellation
Cancellation must be notified by certified mail at least one month before the start of the rent, the amount of the deposit remain the property of the owner.
Cancellation less than a month to take effect in the scene: the owner may ask for the balance of stay if the housing could not be rented, or a part of this price in the case of partial relocation.
In case of cancellation by the landlord, the landlord pays back all the payments.

Article 12 - Claims
At all stages of the location, disputes can arise and often be resolved amicably. Conflicts of civil order fall within the jurisdiction of the district court of renting Aber Benniget.
